“Thanks for having us to stay.”

All was as advertised. We enjoyed our time there. A couple of things we think you might be interested in hearing, that would improve the stay for future guests. 1. There was a lot of dog hair on the carpets. We do understand that with pet friendly places this can happen, but a good pet hair vacuum can pick it up. 2. A newer TV, perhaps a smart TV that works through the WiFi. They come with access to all the apps these days. 3. The shower-head’s nozzles were a little blocked. 4 ...

Thankyou for your feedback ! I’m sorry to hear about the dog hair and will speak to my cleaner about this along with the information book . We go up there once a month as a rule to do a deep clean as it’s a pet friendly cottage we like to keep a check on things. Am pleased to say we will be putting a smart tv in the cottage this month ,along with a new shower head . Unfortunately though we won’t be carpeting the stairs as we both wear slippers so don’t see this as a problem. We value our feedback from customers ,and try to resolve most of them. “My sister, myself and my little dog just loved our stay at Hollyhedge cottage.”

The garden is dog proof and there was a lovely recreational park just a couple of minutes away for his morning run. The cottage was warm, clean, well equipped and comfortable. I had worried when I read some of the comments about the stairs to the double room which I was using. Please do not let this put you off unless you really do find stairs a problem. I am a woman of a certain age and have a bad back but I had no problem. Sue, the owner, got in touch as she was concerned about the heating. The heating was actually just fine and she was very helpful. We only had a small car so we could park easily and get out both sides with no problem. For us it was a perfect location to see friends and family in Holt. Wonderful pub 3 minutes drive away called the Three Horseshoes and an amazing local store just up the road with an incredible selection of delicious items. We will definitely be staying again. Gill

“This was our first visit to Norfolk and we were very taken by the area and in particular the "old English" feel of the town's and villages we either stopped at or drive through.”

Hollyhedge Cottage was delightful and the gardens were superb. We enjoyed spending evenings sitting at the end of the garden with a drink talking about our day and planning our next! The garden was totally dog proof and safe and the cottage comfortable, although guests should take note of the cottage description regarding layout of the property and stairs to the first floor. The only issue we had was when the smoke/fire alarm was set off by the steamy air after opening the bathroom door following one of us taking a shower. We avoided this by making sure a bathroom window was open when showering but an extractor fan would be benificial.

“We twice reported that the cottage was cold.”

Apparently the electric panel heaters are being remotely adjusted! They were so minimally adjusted after our complaints that we had to resort to using the throw from the sofa to wrap around ourselves. Also there was a note saying that the fire grate had been sent for repair so we could not light the fire. Totally unacceptable. We also feel that the staircase should be advertised as not suitable for the elderly.

So sorry that you had these issues! However we did respond to your request and the heating was turned up to 22 degrees, the reason the heaters didn’t come on was because they were at room temperature. This should have been sufficient to heat the cottage. As for the stairs, there is a note on description of the cottage saying steep stairs. Regards, Sue and Mark Property Owner

“The property was clean and tidy,with all the facilities listed.”

The property is NOT suitable for elderly or partially disabled people,and this should be made more clearer on the property details.the bedroom configuration is somewhat disjointed,with access to the twin room via the main bedroom.The top of the steep stairs which stops approximately 19 inches before reaching the double bed,in my mind is extremely dangerous,especially at night when one would need to go downstairs to use the bathroom.Although i am registered non practicing member of the British Safety Council(BSC),it is only right that i mention this to you.I would also like to point out that the designated car parking space is sited alongside of the property,and is impossible for anyone other than the driver to enter or depart the vehicle whilst parked in this space.Sadly we were not comfortable ,and my wife slept in what i can only describe as a very, very small box room on the ground floor ,and I slept in a single bed,to avoid the steep stairwell at the foot of the double bed.For Health and Safety reasons,I would encourage Sykes to look again at this property and advise the owners accordingly.I am well aware of the high standards expected by Sykes cottages as my youngest Daughter has 2 holiday lets with you. Beautiful garden and lovely summer house too, house and garden were very well maintained. The cottage had everything we needed, a home from home, really comfortable beds and settees too! Lovely fireplace. Super clean! Briston was a nice quiet place to stay, only a short distance from the coast, we found the location was perfect. Would highly recommend this cottage.

“Hollyhedge Cottage is perfectly placed for exploring north Norfolk.”

It’s well-equipped and clean with a beautifully maintained garden - although, in April, it was a bit too chilly to sit outside, we still explored and admired the plants and had a wander through the friendly village. We visited several places along the coast as well as Holt (lots of lovely galleries) and Fakenham. We were three friends on a get-away for a week, all of us loving the cottage and hoping to do the same next year.

“POSITIVE: very nice garden.”

NEGATIVE: we didn't realise that the cottage was on a fairly busy road * We arrived in a heatwave and were unable to open the windows as they were secured by locks and no information provided about unlocking them (we contacted the housekeeper who brought a key later that day) * Entering the lounge from the hall there is a narrow gap between the corner of the hearth and a sofa - my wife and I both tripped (we moved the sofa a few inches to improve this) * Property notes suggest two emergency exits (back door and front door) but we have concerns about the front door being a viable fire escape as it is partially obstructed by the dining table and chairs, the key is on a hook near the kitchen, the door has two bolts and is a little stiff to open and cannot be opened fully because of the table * There are no coffee making facilities * The kitchen knives are rather blunt and some non-stick pans are past their best.

Dear mr Tyrrell! Thankyou for your feedback , we are sorry you couldn’t find the keys to the windows ,one keys fits all of the windows apart from the twin bedroom and that’s hanging on the curtain pole . The bedrooms /bathroom should be on the ledge. And downstairs should be on the key hook . Unfortunately sometimes these get moved . “This is a beautiful little cottage.”

Traditional, with little stairs, two adjoining rooms upstairs which a very airy. The lounge dinner would be a fabulous place to enjoy with the large open fire in winter, but we stayed during a heatwave, so our main time was spent in the garden. This was beautifully maintained with the addition of a summerhouse, where we sat during the evening. The kitchen had lots of gadgets. Just remember to bring your towels! We forgot...

“We have been holidaying in cottages for nearly forty years and this one was way up there with the best.”

Characterful, comfortable, tastefully furnished and with lovely front and enclosed back gardens. We enjoyed the shelter of the summer house as it was warm but windy. One of the inevitable issues that arise sometimes, with the hot water, was dealt with extremely promptly and efficiently. Very many thanks indeed.

“Wow what a fabulous stay at Hollyhedge cottage situated in the beautiful village of Briston.”

The cottage is beautifully decorated and in keeping with the age of the property. It has a lovely open fire, which we used every night and wood was provided when we arrived. Dont let the stairs put you off we didnt have a problem with them. Very clean and comfortable stay with everything you need. The garden was great for our dog, and lovely sitting out in the evenings with a glass of wine, very peaceful. A drive at the cottage to park the car was a bonus. Great butchers in the village with local store and deli, also a co op store and a shop to buy fresh local fish. Briston is close to all the seaside resorts, our favourite being Burham Overy staithe where you can walk along the marshes to the sand dunes, which our dog loved. We would definitely recommend and return, the cottage made our holiday. Mark & Zoe

“We enjoyed our stay in this cottage.”

I found it to be well equipped and clean and a lovely character property. My favourite parts of the cottage were the garden and summer house, I enjoyed sitting out there having a drink with my book, we had such great weather. Walking distance from the properly there is a pavilion which has a big field, tennis court &playground. Perfect for walking dogs or taking kids to play cricket/footy. There was a goal with net setup to use. Take your own rackets and balls to use. Couple Of things to mention, if you are tall you will struggle in this property. My husband is over 6ft and couldn’t fit in the double bed so had to sleep downstairs and also kept hitting his head on the beams so it wasn’t great for him. the staircase from upstairs to down is very steep. I suggested buying some new cups as the ones in the house were all marked from hand washing. Our favourite beach was Wells by the Sea and we went kayaking over at Coltishall. We loved Norfolk it is such a pretty place. Thank you

Briston is a quiet village full or birdsong and ideally placed midway just inside the north Norfolk coast, so we were able to explore at our ease. An ideal getaway for a couple and we wouldn't hesitate to book again.

“Very disappointed with the cleanliness of the cottage when we arrived.”

Hoover was full to the brim, crumbs still in the fridge, food still left in cupboards. Someones empty pop bottle and tissues under my bed. The kitchen is very dated and the kettle and toaster really need replacing, the toaster is just full of burnt crumbs and the cooker/hob isnt good either. The lounge is full of really dark old furniture, and ornaments everywhere, collecting dust, we put our own throws down on the sofa as we really didn't want to sit on it! I appreciate it's an old cottage but the kitchen and lounge really need looking at, and modernising. It didn't feel like a holiday let, it was like we were living in another person's house with all their items and remnants there still. The sofa was uncomfortable and sunken in. The bathroom had been redone and that was perfectly fine. There are newspapers in the lounge that are years old! Surely this isn't acceptable in a holiday let? It all seemed very strange and not welcoming at all! We left 2 days early and came home. Very disappointed.

I am sorry that we have had a complaint for the guests staying on the above date. Our property is a typical 300 year old Norfolk Cottage and we have always wanted to keep the interior to be in keeping with the culture of its period. With regards to the cleaning, my cleaning company have looked after our property for 3-4 years and we have never had a review like this. We have left a note in the property that if a guest has a problem with the cleanliness or other issues with the property to contact the owner of the cleaning company who would deal with any issues. Whilst staying the full week, there was no contact with the cleaning company. This type of review is extremely hurtful to us as we pride ourselves with having such an idilic property. We have not changed the toaster and the kettle, as we have only had them 12 months and they have been pat tested. Newspapers are left in a basket ready for the open fire we have in the property and I really don’t see why this was even mentioned? All our other reviews have been wonderful and feel that this particular comment is unjustified. Regards Sue lovell Property Owner

The kitchen is well stocked with cooking implements. There is plenty of room for 5 people and as long as you don’t mind that the second, (twin) bedroom is only accessible through the first, (double) bedroom, then it’s a wonderful place to stay. My only criticism is that the holder for the shower is broken, (this seems to be a long term issue as it’s mentioned in a review from 2018), however we used some twine to tie it up and it was fine. I’d be more than happy to stay there again.

“The cottage is warm and cosy, clean very well appointed and with plenty of equipment in tge kitchen (except for no dishwasher, but this is no real problem).”

Plenty of hot water in the taps and the electric shower is fair to good. Fireplace works well and is lovely on cold evenings (keep the damper open to ensure good airflow). Lots of dvds and board games for those rainy days. As noted by others, the stairs are a slight challenge, not recommended for those with mobility problems. Be aware the second bedroom is reached through the main bedroom. Garden is well kept and safe. All in all highly recommended for a couple or with a young child. Location is great, village has shops and a pubs not far away, and easy distances to all coast towns/beaches.

As there is no bathroom upstairs, going downstairs in the night is a precarious event. The floor in one upstairs bedroom is very slopey. Everything else about the cottage is excellent.

Really well equipped. Within easy reach of Holt,Blakeney,wells & Cromer. Loved the open fire. Good selection of games,books and DVDs Lovely well kept garden We booked as a group of girlfriends so did not mind having to access the second room through the main bedroom but might be an issue for couples. We loved the fact that low season we could book Wednesday to Saturday and at £60 per person could not fault the value for money Would definitely stay again

The location is also first class for exploring the north Norfolk coast. Wells, Holkham (Hall and Bay), Blakeney, Holt, Sheringham and Cromer are all in easy reach.

Wooden beams and inglenook fireplace. It was ideal to spend New Years Eve there with friends. The furniture was very comfortable. Good location for taking the dog for walks and a Pub nearby for refreshments after all that exercise.

The large village of Briston is situated in North Norfolk and offers an excellent local store, a superb butcher's shop, in addition to a pub, a pub/cafe, a fish shop selling lobster and the famous Cromer crabs, a sport playing field and a large village green. Located in a wonderfully central position, the village provides a good base from which to explore the surrounding area. The historic Georgian market town of Holt, with its tempting tea rooms and enjoyable shops, is less than five miles away, and Blakeney National Nature Reserve, with its fantastic bird spotting opportunities, less than ten miles away.
