Graham “This is a lovely cottage, very clean, comfortable and well-equipped.”
The parking was really convenient and we enjoyed sitting outside the front door in the sunshine with drinks and books! The location is great for exploring the stunning coast and gorgeous villages and it was wonderful to come home to the cottage after a day of walking or mooching. The bed was comfy and the shower great. The stairs could be tricky for those with mobility issues but we managed fine.

John “This was our second visit and we look forward to our third.”
That probably tells you all you need to know. We thoroughly enjoyed our stay and had everything we needed. We were lucky with the weather and after a busy day out it was just perfect to come back to the cottage, put our feet up and relax. Especially loved the sofa which may not be new but very comfortable.
- John, July 2024It’s always a pleasure to welcome back my guests and as you know I’m only a phone call away if you need anything Property Owner

Robert “Kath's cottage is absolutely lovely in a great location, quite and easy walk for shops, bakery and a lovely pub serving great, reasonably priced food (Fox & Hounds).”
Good bus service for most coastal locations. The only issue we had with the cottage was the sofa, uncomfortable and past it's best, bearing in mind we had mostly cold and wet weather so most evenings were spent inside .... All in all, with a new sofa, highly recommended lovely little cottage in a great location.
- Robert, July 2024Glad you had a good time I haven’t had any comments regarding the sofa but will certainly look into it I choose leather as it’s the most serviceable for holiday cottage Property Owner

Christine “Cottage was very cosy and well equipped, although could do with a couple of matching wine glasses!”
It was also very clean, so hats off to the cleaning company.
- Christine, April 2024 -
Michael “The cottage is very clean and tidy, its has TV in the bedroom and downstairs living room with Netflix and Amazon prime on the living room TV, the kitchen is well supplied with utensils , I couldn't praise the cottage enough.”
The cottage is well position for the village shops and the local people are very friendly , I recommend the barkery and the fish and chip shop and for well price tools the hardware shop. There are two beaches near by, north and south and are both worth a visit, has well as a RSPB nature reserve at Tichwell there are local arts and crafts near by and excellent cafes and restaurants. We had a very comfortable and restful holiday and would recommend a stay here to anyone thinking of this part of Norfolk.
- Michael, October 2023Thank you so much for your lovely feedback Hope to see you again Property Owner

Sharon “Perfect little cottage in a great Norfolk town which has lots of facilities and easy access to places/beaches.”
Superbly fitted out with considerate touches that make the difference. Extremely comfortable. Parking spot is a bonus - and the cottage is 20 mins walk from beach, round the corner from good local shops, plus is quiet despite being just off the High Street. Very helpful landlady as a bonus. Highly recommended and hope to visit again.
- Sharon, August 2023Glad you enjoyed your stay so hope you return sometime .Thank you for your kind comments Property Owner

James “Everything good except bad reception on TV when raining”
- James, July 2023Pleased you enjoyed your stay It was a pity about the rain as it was out of my hands .Blame it on the climate change as it gets blamed for most things these days Property Owner

David “Very clean and comfortable cottage.”
- David, May 2023 -
Marianne “Very clean well equipped cottage and good parking facilities.”
Only suggestions would be provision of some coat pegs for downstairs and upgrade of TV in bedroom which wouldn’t operate very well with the zapper otherwise first class.
- Marianne, April 2023There are 4 black wrought iron coat hooks on the left hand side of large cupboard in utility room .If you had contacted me I would have told you.Im glad you enjoyed your stay Property Owner
-
Rosemary “The cottage was convenient, clean, cosy and comfortable.”
In fact, the bed was so comfortable that I slept better than I do at home and didn't want to get up in the morning. I would definitely recommend and be happy to stay again, although I am not sure how much longer I will be able to manage the famous Norfolk Winder staircases.
- Rosemary, February 2023I’m glad you had a good time and enjoyed the beautiful cottage It’s very important to me visitors have a good holiday Property Owner

C “We loved our stay at the cottage.”
It was spotlessly clean, cosy, quiet and near the village. Everything was as described. Our only slight criticism was no hand rail as you ascend/descend the first part of the staircase. We are a couple approaching 70 and physically quite able. However we feel it would definitely be advantageous to install a handrail for the bottom part of the staircase making it more comfortable to ascend/descend the stairs. Everything else was perfect! Would definitely recommend!
- C, August 2022 -
Margaret “A delightful cottage in a quiet location.”
Extremely comfortable bed and lounge furniture. Everything you need. Convenient for Snettisham RSPB, Sandringham, Old Hunstanton and other beaches.
- Margaret, August 2022 -
Alan “A lovely cottage in a quiet location, thick walls and stone floors which were ideal for the hot weather we had.”
Within easy reach of many places, Sandringham, Holkham Hall, beach etc. Cottage had everything you need and more, we had a lovely time. Read previous reviews re: stairs, they are steep but has a handrail and we didn’t have any problems. Would recommend the cottage to others.
- Alan, July 2022 -
Christine “Just as described a lovely peaceful place.”
Well equipped no faults.
- Christine, April 2022Thank you Christine I’m so pleased you enjoyed your stay .Keep well and safe Property Owner

Stephen “Kathy's cottage is great and we certainly would recommend.”
Very quiet location even though it's in a town, very helpful owner and a cosy house for a winter's stay. The stairs are steep which is worth knowing but when you get up there's a great shower and very comfortable bed ☺
- Stephen, February 2022 -
John “We enjoyed very much our stay at Kath's Cottage.”
It was warm and furnished to a high standard. We were very comfortable. We suggest the listing by Sykes could be improved by emphasising the difficulty of access to the first floor for the elderly and infirm.
- John, November 2021 -
Roger “Cottage was very comfortable and warm .”
Walkable to sea front and easy access to the buses.
- Roger, October 2021 -
Carolyn “Good quality fixtures and fittings, comfortable bed and bedding.”
Lovely cosy cottage.
- Carolyn, October 2021 -
Geoffrey “We had a very enjoyable stay at Kath's Cottage.”
Everything was spotlessly clean and equipped to a high standard. The location was great, with shops, bus stop and pub a few minutes walk away. We were even able to take advantage of the outdoor seating area in spite of it being October. One thing to note is that the cottage is nearly 200 years old and has a steep staircase, which may not suite the less able.
- Geoffrey, October 2021 -
John “The cottage is exactly as described.”
It is extremely clean and tidy on arrival. The kitchen is well stocked - crockery, cutlery, pots and pans. To be honest more than you'd need but covers all bases. Modern equipment throughout including a bee smart TV. The owner is very friendly and readily available should the need arise (it didn’t for us). Off road car parking is easy to access and the road is not busy making it easy to get out. Location is just great. Walking distance to three pubs, a Tesco Express at the end of the road (Lidl on the edge of the village) and of course the beach is only about a mile away. Can't recommend highly enough.
- John, September 2021 -
Susan “On arrival due to cold spell, it felt as if cottage needed some warmth and airing and it smelt damp under the sink but there were no heating instructions or obvious switches and turning up thermostat made no difference.”
It was switched off inside boiler so would never have come on and should have been checked. There were no instructions for electric wood burning stove either with no visible buttons (it was necessary to get down to floor level to find them). In the drawers and cupboards I found old guarantees, out of date information and multiple instructions about putting out the bins . The property would benefit from just one comprehensive list to include heating and tv. On a plus note, the shower, bed and bedding were first class, kitchen well equipped and the situation great for shops, local bakery, buses and beach and once the place warmed up quite cosy and nice to come back to after a day out. However, my departure felt hurried and pressurised as without warning the owner arrived with cleaning stuff and a man put a ladder up by bedroom window at 9.15am (I could have been getting dressed!) I expect Covid situation may have impacted on smooth running of this cottage causing a lot of hiccups, and hopefully my experiences won't be repeated by future visitors. .
- Susan, August 2021 -
Carol “Needs lighter weight quilt for summer, draining board, doesn't drain no where for water to go.”
- Carol, June 2021 -
Howard “Very pleased with Kath's Cottage.”
Everything was as described and we would most certainly recommend it.
- Howard, October 2020 -

- Michelle, September 2020 -
Allan “We had a very comfortable stay in this lovely cottage.”
It was very clean, well equipped and well maintained. Set in a very quiet area within easy walking distance to the beach and local amenities. The owner was easily contactable by phone and was very friendly and welcoming. We felt very Covid safe due to the cleanliness of the cottage and the sanitizing products provided. A very restful place to enjoy a break.
- Allan, August 2020 -
Brian “We have been to Kath's cottage a number of times and hope to do so again in the future.”
It is always clean cozy and welcoming.
- Brian, July 2020 -
Gillaine “Taking a holiday during an international pandemic was always going to be a little bit different but although lots of the home comforts had to be removed from the cottage, it was still beautiful and felt really safe and clean.”
We had everything we needed And there are plenty of shops nearby. The Norfolk beaches were gently buzzing with plenty of space to social distance and we struck gold with the weather. You have to be eating fairly early because lots of places are shutting up shop by 8 pm but we were delighted that so many pubs had opened their gardens and made such an effort to provide food in a safe way. It was just the break we needed after such a long time at home.
- Gillaine, July 2020 -
Sinclair “Unfortunately we left after 5 days due to not feeling 100% probably bad meal in Sheringham , house was not to our expectations as being 74 and73 yrs the staircase was really not suitable for an older person as it was steep to go up and come down as toilet was upstairs .”
Had too use car everyday and travel to the coastal resorts walking to the Heacham beach was just to far for us even we walk a lot at home . Suggest that when advertising holiday homes you should state that some houses may not be suitable for certain age groups . Will be looking again once this Coronavirus has cleared .
- Sinclair, March 2020 -
Paul W “A lovely cottage and welcoming hosts.”
Everything you need for a great holiday. Near to shop, pubs and buses.

Gillian “Lovely cottage, well furnished and exceptionally clean.”
Really comfortable bed with high quality bed linen and comfortable pillows. It was nice to be left milk etc and to have a lot of cooking basics in the cupboards. We had a lovely relaxing week with nice walks along the seafront and found we didn’t have to use the car as the bus service was excellent. Would defiantly recommend Kath’s Cottage.

About the location
HEACHAM
Hunstanton 2.5 miles; King's Lynn 15 miles.
Heacham is a large village located on the West Norfolk coastline, on The Wash, boasting a lovely family friendly sandy beach, ideal for jet skis, kitesurfing and windsurfing. The village has many cottages built from Carstone, which is a feature of this part of Norfolk, and also offers a good range of shops, restaurants and country pubs. Within walking distance is Caley Hall, home to Norfolk Lavender with its sweet smelling lavender fields, and Heacham Hall, owned by John Rolfe, who brought his young bride Pocahontas to England to live at the hall (in the local church of St Mary you will find a memorial to her). This part of Norfolk is renowned for its abundance of birdlife throughout the year, with several local RSPB sites, while within easy driving distance is Pensthorpe Nature Reserve and Gardens, as seen on BBC's Springwatch. Nearby Hunstanton offers traditional seaside entertainment including a sealife centre, while The Queen's Sandringham Estate is just a 15 minute drive.
