“This was the fourth time we have stayed at Pear Tree Cottage.”

We are already booked for next September. The accommodation is second to none. It is our second home and we would move there in an heartbeat. Set in beautiful surroundings, the barn has everything you could wish for and more, and the outdoor surroundings are so beautiful and tranquil. Mr and Mrs Pope are excellent hosts and we are very much looking forward to seeing them again for our next stay at Pear Tree. Thank you so very much Mr and Mrs Pope.

“After reading the previous 2 reviews just before we came I was slightly apprehensive, however was relieved after looking round on arrival.”

The spacious accommodation is in a beautiful location with views over the fields. The kitchen is roomy and well equipped, although we did take our own oven gloves as they aren't supplied - or at least I couldn't find any. The previous reviewer is right - the mattress does need replacing on the 4 poster - you shouldn't be able to feel the springs! The place would benefit from a wall mounted rotary airer at the back which would be an economical friendly option rather than using the dryer in hot weather and an alternative to using the current airer in the general car park. The accommodation feels secure with the security gates and has the added benefit of the games room. We can recommend the beach at East Runton, and for nearby places to eat the Queens Head at Foulsham and The Fat Cow at Fakenham.

“Replace damaged flooring in en-suite and take down the ridiculous laminated and sellotaped to the wall signage telling your guests what to do.”

Replace the mattress on the four poster bed, it’s horrendous to sleep on, we had the worst week in terms of sleep we’ve had for a very long time due to the old caved in mattress. Clean the barn, it felt clean on entry but very quickly it became apparent that low and high level cleaning is non-existent. Even light fittings and lamp shades at head height were thick with dust and cobwebs. After sending a text to the owner requesting this to be sorted with pictures of the affected areas they did revisit but still failed to correct it. Fit blinds or curtains in bedroom 2, we came away with a 2 and a 5 year old and the fact we couldn’t get them to sleep as it was too bright and they woke up at 5am everyday due to the brightness pretty much ruined what sleep we did manage to get. No arrival pack, just milk and a few sachets of tea/coffee, no oven gloves. No salt in the shaker just pepper. It is self catering and there is generally all the kitchen equipment you could need apart from the above but zero effort made. Sofas are busted. Sitting down in the evening was super uncomfortable. Way too soft and springs broken so you just fall into them. I sat on a dining room chair all week. Fridge broken with another charming laminated and sellotaped sign, its humming is so loud it is heard over the TV. Broken window vents so you can’t close them, so bugs and spiders absolutely everywhere! I was relieved to come home.

“We went there with our tenant who was turning 60, once we arrived we had to clean the place and hover all the floors as it was covered in ants and flying ants also wasps in the twin bedroom, we did contact the owner and he came round with some fly spray, when we told him we couldn't use this with our tenant in the house he said that he would report the ants to a pest control but it wouldn't get sorted until Monday, i replied to him that we were leaving on Monday so this wouldn't help us with which his reply was but it will help the next people coming.”

At no point did he say sorry or offer any other help, he lived next-door and for the whole weekend we were there he didn't come round once to check on us, we were constantly having to wipe the counter tops down before and while preparing food as the ants were so bad, there was dust on all of the picture frames and mirrors everywhere, this holiday let had not been cleaned before we got there and if it had, well then he needs to get another cleaning company. He tried to tell us that all the ants were because living here in Norfolk this happens a few times, i told him that we only came 7 miles away and this doesn't happen. I have no idea what the other lets were like but i would not go back there or tell anyone else to. I do expect to get some kind of refund for my tenant who has a learning disability and i don't feel this is fair for her to have to pay out all this money for a ruined 60th birthday stay.

“Peartree is an excellent place to stay at.”

Very spacious,very clean and tidy,cosy and comfortable.Not very close to amenities but that didn't bother us.Excellent views of the local wildlife from the large living room windows.Barn Owl,Roe and Muntjac deer,Hare and rabbit,lots of pheasants and red legged partridge amongst others were seen.Fully recommend Peartree and we will return.

Our stay was in January but the cottage was warm and cosy, the management and owners quicky tried to deal with two small issues that arose. Beautiful views over the fields to enjoy the wildlife that surrounded this delightful barn conversion. Would recommend if you want a quiet and comfortable break

“We booked this super cottage as we were going to the Thursford Spectacular just a few miles away.”

. Lovely well laid out cottage although I would call it a barn as it is massive !! Set in a group of similar cottages which would be ideal for whole family get togethers. Very comfortable and spacious with large rooms and high ceilings , lots of unreachable cobwebs which add to the ambiance of being in the countryside! Very comfortable beds , we all slept really well and lovely white bed linen and towels, would just add that the bath towels were slightly small but weren’t a problem. What a fabulous kitchen, well equipped with everything you need for a holiday , the plus side is that it is open to the lounge/dining area so not cut off from the conversations going on. Need to bring groceries etc as there is no shop in the area to nip to ..car park area is fine and the key pad entry closed gates add to the security of the properties. We are hoping to return next year as we enjoyed it so much .

It is spacious, well equipped and very comfortable. The property is in a rural area amongst a small group of rentals around a courtyard. It is in a perfect location for either peace and quiet or visiting nearby attractions. Langham Glass - Blakeney and North Norfolk Railway are to be recommended. “We have just returned from spending a wonderful week at The Peartree.”

The property is exactly the same in size as the photos show; we have been misled in the past with rooms appearing to be much larger in size in properties than in real life, hence this was important for first impressions. The place was clean, comfortable beds, the main bathroom shower is much better in pressure than the en-suite one, there was enough crockery and cutlery in the drawers and the views were great from the side doors. The play area is a brilliant space for kids, we even took a little picnic to have there! It’s very peaceful, but that depends on who’s occupying the other properties, which are right next door/opposite. Luckily we had quiet neighbours! The actual location is quite remote so you will need a car to go to places. It was ideal for us as we were able to do various trips - beaches, museums, parks - within approximately 20-35 mins from the Peartree. It meant that if the weather was not great, we weren’t far from indoor places. Overall we enjoyed our first stay in Norfolk and definitely found value for money in this rental, would recommend.

“Lovely week at pear tree perfect base.”

We brought up the motorcycle in a large trailer with plenty of secure Parking. We toured the whole of the North Norfolk coast and thoroughly enjoyed it. We the had my son and his family join us for two days. We had a problem with the child's bed so called Jane the site manager. She was the within ten minutes saw the issue and went of and bought a new one. Thanks Jane excellent service. We hope to book again soon

“Firstly the good and very good aspects of this property.”

The Location is lovely, we were in Peartree cottage (The largest), this backs onto views across the fields. The inside is very spacious , the living / dining / Kitchen areas are some of the largest we have stayed in, Warm environment, comfortable seats all very good. The bedrooms are also pretty Spacious especially the master. Here are the downsides, to be fair most self catering properties suffer many, or all of the things I make comment on here. Documentation on how things work, especially the TV, the requirements regarding waste and recycling etc - missing, or unable to find. No visitor book, it's always good to read what other guests think. Nothing on the area, things to see, useful numbers etc. Like us I am sure most people do their own research, but it is nice to have the local knowledge. The Kitchen is very workable for two people, Which makes a nice change. The standard of the cooking utensils, saucepans, frypans etc were adequate. Crockery and cutlery were very good. My Wife and I like to prepare our own food, we always have, with the cost of eating out I am sure this is the case for a lot of people, Kitchen ‘equipment’ should be given more focus. Example, a microwave is supplied, but no suitable containers to use in the microwave with a lids. No Kitchen roll, no foil to use in the oven, no saucepan cleaning pads, small things, but important. The impression given is they are unwanted house hold items. It’s a shame. Finally the showers. Good points, they are clean and work. The water flow is pitiful. My review sound like me moaning about everything, not true, we were happy there, BUT, and this is true most of the time with all properties the attention to detail comes up short. Self catering implies doing things for yourself, so the appropriate tools need to be supplied.

The wildlife right outside was amazing, deers and hares every day! If i had any suggestions, the cottage could use more kitchen equipment - there were no oven gloves or foil, too few mugs and wooden spoons etc. Would have preferred kitchen roll to be provided and a spare loo roll. But that didn't take away from a lovely week. The table tennis was fun too!

“We stayed for 7 nights at Pear Trees.”

The two showers were not fit for purpose. Lack of pressure and flow made showering and hair washing a miserable experience. The chairs in the main bedroom and adjacent hallway were dangerously unstable; all the fixings needed tightening. Toiletries were solely two bars of guest soap. No kitchen hand towel, cloth for wiping surfaces or pan scourer were provided. I phoned the contact number to ask if condiments were provided as there was pepper but no salt in a kitchen cupboard,to be told in no uncertain terms that the only supplies were tea, coffee and milk, enough for a drink on arrival. There was no feeling of either interest or welcome. The stay at Pear Trees was an anonymous experience, mitigated by the facts that the barn was spacious and warm.

The showers are electric, if you are not familiar with this type of shower then there is a chance they were misused as we have not previously heard of any issue with the pressure. “We generally had a great time at Peartree cottage, but in order for you to improve the experience, we will make these comments: When there is clearly good water pressure in the bathrooms taps, why have the showers been plumbed into electric pumps.”

It might sound silly, but when showering the pressure was so low, your body actually felt cold where the water wasn’t hitting it. This is partly due to the fact it was cold but mainly due to the fact that the water pressure in the shower is so weak, it was difficult to get wet under it. We were unable to load BBC IPLAYER on the television. Perhaps instruction would solve this problem but why was this service not just there. As a Tesla driver for over 3 years I have seen the improvement of fast charging at both Kings Lyn and Norwich but these are not convenient to Pear Tree. I did make the 50 mile round trip to Norwich but this takes time and inconvenience. At the last cottages we rented in Wales the owners had installed their own charging point (paid by usage). With Pear Tree being one of a number of properties, one charger would not be enough, however it would be much better than attaching to the 13amp supply that I had to do because the Fakenham chargers at Morrisons were out of action. More and more people will be driving electric cars in the future so please ask the owner to add this facility to attract more custom and make guests life easier.

We were able to access the coast from Burnham to Mundesley without too much driving. Beaches & stately homes are not too far away. The accommodation at Pear Tree Cottage is spacious, comfortable and fairly well equipped.

This is a spacious property and a beautiful barn conversion. In a property of this nature you expect to find the odd spider or two, but it really didn't bother us! The on site owners were friendly and helpful, as well as Jane, the manager,who kept us fully informed at every opportunity. A couple of issues that could be addressed in the future is the mattress on the double bed, which was very soft and a bit lumpy, and a lack of enough hooks in the bedrooms to hang dressing gowns etc. We would love to return next year, and hope for equally good weather!

The play park was a bonus and the location was 30 mins from most places we wanted to visit. There were lots of cobwebs but that is to be expected with the high ceilings of a barn. The bathrooms could do with a bit of a spruce up but that said the accommodation overall was very comfortable. The contact was also very helpful via email with answering queries. We would definitely stay again.

“Lovely place to stay ,,the only negative thing we can say ,we chose the cottage because it said wheelchair access and it was but although we didn’t expect disabled bathroom we did think there would be a grab rail in shower and over bath there wasn’t anything to hold on to consequently my wife could not have a shower so l think owners should address that even in most places we have been to there is a grab rail .”

But overall we thoroughly enjoyed our holiday and have found sykes a very good firm to deal with most helpful and professional.

..it is large, spacious and has a great kitchen and living area. It is 1.25 miles down single track roads so careful driving is important. Owners are incredibly helpful...this has been our second visit and we hope to come again. Try out the East Barsham Arms for great food...amazing chef!

Very quiet rural location - we saw hares running in the field opposite and a kestrel landed on the picnic table right outside the patio doors. Lighting could have been better for reading in the sitting area and towels could have been larger. Very well equipped cottage with laundry facilities etc. Cleaning score would have been higher if cobwebs were dusted and patio windows cleaned.

The location, added an extra wow to our holiday. We spent a great week there, timed to celebrate our two youngest children's birthdays,which was spent at the not so far away West Runton beach, 31 minutes drive. The facilities were spot on, and the space was endless, our 3 children enjoyed the twice daily countryside walks, and the enclosed park, though a bit too small for the table tennis. The addition of a pull out sun roof over the back door would really enhance the cottage but elsewise totally awesome. Thank you

It was warm, clean and comfortable on arrival and the view from the large window in the dining area was beautiful. The grounds are well kept too. It was well equipped particularly in the kitchen. We would suggest larger bath towels to add that touch of luxury and maybe a power shower. We would certainly stay there again as it is a perfect base to see Norwich and the coast. We were impressed by another Sykes Cottage!

There is a lot more space than it looks, the bedrooms are a really good size, plenty of room in the living room and the kitchen area bigger than you have at home. We have two very active boys aged 8 and 11 and there was plenty of room for them to play inside and in the play area out. Wifi worked really well, ok the phone reception wasn't always great, but when your away does that really matter ? You are never really any more than 20-30 minutes away from going and doing anything, seaside, crabbing, steam railway, boat hire on the Broads, NT sites and so much more. A very good place to stay

The property was fantastic, the only thing I would suggest is a better light over the dining table perhaps one that could be raised and lowered as needed otherwise the place is perfect. The village shop at Guist was very handy as was the little shop in Foulsham. The nearest pub was the Queens Head as Foulsham which do lovely meals. All in all a peaceful quite away from it all holiday with helpful friendly owners.

The cottages were in a lovely courtyard and access to them was very well maintained. It was so nice to have spacious, secure off road parking. The space to sit outside was very nice, this cottage was quite private as it faced the fields rather than the other cottages. Also, it was not too far off the beaten track but far enough to be peaceful. Hope to stay here again!

Wood Norton is a small village in rural north Norfolk, close to the market town of Fakenham. Just two miles from Wood Norton is the village of Foulsham which has a local shop and a pub with a restaurant. Fakenham is just six miles away and is home to a national hunt racecourse and has a good selection of shops, bars and restaurants. The popular market town of Holt is close by and is well known for a wonderful array of independent food stores, craft shops, tea rooms and restaurants. Further afield are the seaside villages of Wells and Blakeney as well as the more traditional resorts of Cromer and Sheringham.
